Dear Sir -
I have to acknowledge your note of the 14th requesting me to view premises at Kensal Green & to inform you; -
1st whether the house & land be worth the sum asked, (£700) taking into account yearly rent (£9), paid for part of ground.
2nd Probable cost of range of outhouses &c
3rd Probable cost of Glass House.
In reply I beg leave to say I have surveyed the premises and consider
1st that the sum asked is not excessive, - although if you were buying simply as an investment & had to seek a tenant I should not advise purchase at that sum as likely to prove advantageous.
2nd I estimate that 6 rooms Such as Mr Henneman requires would cost from £250 to £300 - perhaps less. depending of course on the size & arrangement ultimately determined on -
3rd a Glass House, of Galvanized Iron on brick foundation, would probably cost from £200 to £250 -
In order that you may have an exact estimate, a plan of the premises should be made & the position & arrangement of the proposed buildings be laid down. What I have stated, however, will probably suffice to enable you to determine as to the purchase.
