Dear Sir

Having had some Conversation this morning with Mr Hoggart respecting The Ware Park Estate I think it right to mention it to you. He says that the property must be sold & I collect that the price will be under £45000 for the whole – He puts £8000 upon the Manor – £4500 on the Mill – On the Garden Grod near the Town 3000l – the Home farm 12000l – the Park Lands £19500 & the Mansion & materials £4000 – The Timber at a Valuatn & as the price is down 15 PCt it is the best Time to buy – By selling off the Manor, Mill, Home farm & Garden Ground, you will realize about 27000l & if only £25000–, the remainder would be a good bargain. He assures me the property will be, indeed must be, sold and if you intend buying will it not be worth your while to come over to attend the Sale, for if the property is bought by any one on Speculation it is not likely you will get it without an Advance, & if for a residence it will not be parted with. Pray write to me with your further Directns

I have not heard any thing further of or from Mr Fortune, the City Scamp, & I will bear in mind what you say when I see Mr Vizard.

Mr Awdry <1> has been selling some more outlying Tenements & looking to the nature of the property with its return to you, for good prices – but it will not answer to sell a Tenement for £23 & out of it for you to pay £4 or 5l expences.
