Dear Sir/
Having now recd the whole of the Purchase Money for the late Sales I send you the particulars, as above, by which you will see that I have over paid £7 · 0 · 6 – the exact amount of Mr Darley’s Bill for valuing the Timber, which I quite forgot when I ordered the Remittance to Hammersly’s yesterday – I can charge it in the annual Rent Account, when that is made out –
Upon reading your last Letter after I had written to you on the 2 nd Inst <5> I observed that I had misunderstood your directions respecting the Remittance of Beaven’s purchase money & therefore paid the Commission for its immediate payment to Hammerslys –
Mr Beaven complained bitterly of paying so much Interest, as he said his Money had been waiting ever since the Purchase was made & that a part of the delay was owing to necessary Documents wanting to complete the Title – but I told him that I had no power to make an abatement on that Account, as the Conditions specified “from what ever Cause delay may arise” –
Upon delivering the Deeds to Mr <Tilby?>, he said that the Counterpart of the Lease of the Cottages at Queenfield was stipulated to be delivered to Mr Beaven, as I knew that this Document must be in the Tower of the Abbey & it could not be obtained till your return from the Continent – I signed a Memorandum to that effect, in order to prevent any further delay in paying the money –

P. S–I have had an application from Mr Sheppard who rents Reybridge Cottage, to paper his Dining Room – this I have declined doing unless I have your express directions, as it does not come under the ordinary List of Landlords Repairs – nevertheless I recommend its being done, as he is a good Tenant & it is a difficult place to let well – The Expence would be under Four Pounds I imagine –
March 7th – I delayed sending this Letter in hopes of hearing from you first – & am very glad to find by your Letter just recd that I have done right about the Remittance, wch was made to Hammersly’s last Week, as you will perceive –
