I have now the pleasure to forward to you, a draft of agreement prepared by my Solicitor, please to return it when the commisioner’s Baronet in Chancery thinks it will require no alteration if you will return it to me signed.

There is a blank as to amount of return per acre per annum please fill it up with <the> Sum which you consider fair towards all the Companies and I have no doubt I shall be able to agree with your opinion on that point. You will please recollect that I shall have to sell part of the land to the Railway Company and that they may require me to show very perfectly and beyond all doubt that Mr Fussell’s title was a good one, I cannot therefor purchase from Fussell unless he shows a good title in all respects (else I should ultimately be involved in heavy expense).

My Solicitor will therefor proceed in the matter of investigating the title with the usual causion and in the usual manner.
