Sir

I have a few observations to make in reply to your letter of yesterday

I beg to observe say that there are [?] [?] In ye 1st place I beg to say that

[ill. del.] I cannot for any account consent to the intrusion of "tourists" in order to see the waterfall, which in my opinion would entirely destroy the privacy of the residence. If therefore you make a point of it, I must give up the idea of renting the house.

But I shall be willing to make a present to the gardener of a couple of sovereign as an indemnifactn for the fees he may have expected to receive from tourists during the [ill. del.] season.

Secondly. I do not wish to be troubled with have the 10 acres of land, since it is not to be mowed; as I am moreover I understand that it is at present let. I therefore [ill. del] wish a corresponding deductn to be made from the rent, the amount of which, if we cannot agree upon it immediately, can be settled by reference to any respectable country surveyor.

I enclose a memdum of agreement for your approval. I have said nothing about the tenancy for 12 months, because your offer in that respect differs so essentially greatly much from my offer proposal that it would not scarcely be worth while.

As I am obliged to go to London tomorrow for a few days, I will be obliged to you to address your answer to the Athenaeum. I shall be obliged by your writing by return of post if possible

J P Senhouse Esq agrees to let & HFT agrees to take Barrow house for 16 weeks at the rent of from Monday June 24th to Monday October 14th at the reent of 7 gs pr week, the landlord paying all rates & taxes and keeping up the gardener's wages.

Mr T. agrees not to sublet the house without the landlord's consent. A An equitable deductn of £ to be made from the above rent on account of 10 acres of land usually let with the house but now retained by the landlord; the amount of such discretion[?] to be settled by arbitration
