Agreemt         day of May 53 between Miss Spedding of ye county of         and H.F.T.

agreed to let [ill. del.] ye sd Mansn house of G Bank furnish

agreed to let to HFT the mansn house of G Bank nr Keswick, furnished, together with the garden & pleas. grnds [ill. del.] appitory[?] to ye same for 1 year to be reckoned from yrday on wch ye sd mann house now under repair shall be ready for occupatn at the yearly rent of £ 200 together wh £ 45 for ye gardeners wages

Provided nevertheless that if at the end of 4 the first 4 months of this term ye sd HFT shall be desirous of termting his tenancy of the sd mansn house he shall be at liberty to do so in that case paying in lieu of the above mentd sums, the rent of £ 30 per month, and the sum of £ 4 per month for the gardeners wages.

And the sd HFT agrees to rent the sd mansn house on ye afored considns

agreed to let to Henry Fox Talbot the mansion house of Greta Bank near Keswick, furnished, together with the garden and pleasure grounds [ill. del.] appitory[?] to the same for one year to be reckoned from yesterday on which the said mansion house now under repair shall be ready for occupation at the yearly rent of £ 200 together with £ 45 for the gardener's wages

Provided nevertheless that if at the end of 4 the first 4 months of this term the said Henry Fox Talbot shall be desirous of terminating his tenancy of the said mansion house he shall be at liberty to do so in that case paying in lieu of the above mentioned sums, the rent of £ 30 per month, and the sum of £ 4 per month for the gardener's wages.

And the said Henry Fox Talbot agrees to rent the said mansion house on the aforementioned considerations
