Sir/

Your draft of the agreement is with Miss Spedding in London. In consequence of your letter today I will write to her to sign it & return it to you.

You rightly understand that the 3 Rooms in the Gardener’s house are included in the agreemt & will be furnished with five Servants beds.

I trust there is now no misapprehension as to the capacity of the premises. The house must not be considered a large one, & we were a little afraid that Mr Wilson’s good will to both parties might have over coloured his description. I shall now be anxious to get the workmen out of the way as quickly as possible –
